Typical Lending Criteria
First mortgages secured over residential property. No CCCFA funding. Commercial properties and bare residential land will be considered in some cases.
Loans from$500k –$6m
Loan terms up to 3 years (annual rollovers)
Max LVR 66%. Higher LVR's will be considered
Lending usually restricted to Auckland but other locations will be considered
Capitalised interest may be offered in some cases
As a condition of all lending, we meet all borrowers, guarantors and inspect the security.

Brokers
We are experts at finding solutions when your customer's needs are urgent. We aim to give you high level feedback within the day and can provide an indicative letter of offer after meeting the borrower and assessing the securities. We have funded qualified borrowers in fewer than three days.Ensuring the securities are sufficient to protect our investors is crucial so we prefer LVR’s of 80% or less but are flexible on other factors.We have funds and funding lines available now for your property investor, property developer and commercial clients. We accept applications in any format provided they contain all the normal information required.We are happy to discuss proposals over the phone, where we can give you immediate feedback on whether we would be likely to fund the proposal.

Our story
Established in 2003 by Myles Prestidge, ASL & Partners Limited (ASL) is a family run boutique finance and investment business specialising in providing non-consumer short term finance secured primarily by first and/or second mortgages (supported by personal guarantees and other securities).Over the years Myles son’s (Grant & Bryce) liked the risk reward profile of the transactions and co-invested with Myles. Today, ASL allows wholesale or eligible investors to co-invest alongside the directors to safely earn interest rates, well in excess of many alternative comparable investments.In September 2023, ASL has expanded its offering by purchasing the business of John Isaac & Partners Limited and will continue to work closely with John Isaac over the next two years, before John retires. John Isaac & Partners Limited (JIPL) was established by John Isaac in 2012 and focuses on providing first mortgage loans, the majority secured over Auckland residential property.Both ASL and Isaac & Partners provide wholesale or eligible investors with mortgage investment opportunities which provide safe, attractive returns and monthly distributions and in doing so assist clients who are unable to obtain bank funding.
